We Can Protect Real Estate Data
Financial information, appraisals, mortgage data, and proof of income — post-quantum encrypted and cryptographically signed, end to end.
Built for every party in a real estate transaction (and for the regulators watching them).
Title & Closing Agents
59% of title companies are being attacked, and acts of fraud are getting harder to spot because AI can fake a voice or a face.
With Signivault, every seller identity is verified cryptographically — not with a photo an AI can fake, but with a private key only the real owner has.
Appraisal Management Companies
Replace the password-protected ZIP without changing your appraiser workflow. One AMC, hundreds of appraisers, native multi-file UAD 3.6 delivery.
Built for Fannie Mae's tech-service-provider requirements.
Mortgage Lenders & Servicers
End-to-end encrypted intake of borrower documents and appraisal reports. Cryptographically-signed loan files. Audit-ready evidence for regulators, examiners, and counterparty reviews.
Compliance
Collect borrower documents through encrypted forms — no more "send me your W-2 over email." Cut data-handling liability, satisfy lender InfoSec questionnaires, and close faster with verified document provenance.
Independent Appraisers
Cryptographically sign every appraisal report you produce. Prove provenance to lenders, AMCs, and Fannie Mae. Replace email-PDF delivery with a tool that protects your license, your reputation, and your client.
Mortgage Brokers
Collect borrower documents through encrypted forms — no more "send me your W-2 over email." Cut data-handling liability, satisfy lender InfoSec questionnaires, and close faster with verified document provenance.
Title & Closing Agents
Wire fraud at the closing table. Solved cryptographically.
Fraud Is Increasing
59% of Title Firms Are Getting Hit
59% of title firms reported at least one seller impersonation attempt in the past year — more than double the rate from just two years ago.
#1 Target: Vacant Land
You will wish it was squatters.
Vacant land and absentee-owned properties are the #1 target, because there's no one watching the transaction closely enough to notice something's wrong.
Real Scenario
A buyer receives wiring instructions by email. The email looks exactly like one from you — same logo, same name. They wire $280,000 to a fraudster's account.
The money is long gone. You're fielding angry calls from your E&O carrier.
The Problem — Why Email Can't Be Fixed
- Sender identity is spoofable.
Anyone can fake your email address, your logo, your signature block. - No cryptographic proof.
There is no way for a buyer to verify the message truly came from you, not an impersonator. - No revocation.
Once sent, you can't take it back if your account is compromised. - No audit trail.
You can't prove who opened or forwarded the instructions — or when.
Your exposure: E&O claims, state bar scrutiny, counterparty liability, and referral relationships that evaporate after a single incident.
The Signivault RE Solution
Signivault replaces email-delivered wire instructions with cryptographically-signed, identity-verified delivery. A buyer's device automatically rejects anything not signed by your verified keycard.
Identivault
Your title company gets a cryptographic keycard — like a digital seal. Every wire instruction you send is signed with it. Impersonated instructions are rejected automatically — no training required on the buyer's end.
End-to-End Encryption
Instructions are encrypted on your device, decrypted only on the recipient's device. Nobody in between — not even Signivault — can see the contents.
BlankVault
Replace "reply with your bank info" with an encrypted, cryptographically-signed form. Collect ACH details and closing conditions without ever touching plain email.

Protecting Appraisal Management
Three forces have collided in the mortgage industry.
The window to fix the data layer is open right now, but it doesn't stay that way.
47M + RECORDS BREACHED
The breach epidemic
loanDepot ($86.6M settlement, 16.9M records), Mr. Cooper, and Fidelity National have exposed more than 47 million Americans' mortgage data since October 2023. Almost every incident traces back to identity failure, not weak encryption.
12/31/25 DEADLINE PASSED
Lender / servicer compliance was due August 12, 2025. Technology service providers, including AMCs, were due December 31, 2025. Both deadlines have passed. Counterparties are now actively audited against the rules.
11/02/26 HARD MANDATE
UAD 3.6 transition
Every appraisal delivered to Fannie Mae or Freddie Mac on or after November 2, 2026 must use UAD 3.6 / MISMO 3.6.
The migration is forcing every AMC and lender to re-evaluate their entire appraisal data stack, including how it's transmitted.
UAD 3.6 mandate / November 2, 2026

The mortgage industry is about to expose itself to a lot of risk called UAD 3.6.
On November 2, 2026, every residential appraisal delivered to Fannie Mae or Freddie Mac must use UAD 3.6. Every AMC, every lender, every loan origination system in the country is rebuilding its appraisal stack to make the deadline. And almost every one of them is planning to ship the new bundle the same way the old one moved: as a password-protected ZIP file over email.

UAD 3.6 doesn't simplify the appraisal package. It supersizes it.
The dynamic URAR replaces every legacy form (1004, 1073, 1025, 2055) with one richer report. The new package adds:
- More structured fields and required photographs
- ANSI Z765-aligned floor measurements
- ADU and manufactured-housing detail
- Solar, leasehold, and disaster-mitigation disclosures
- A MISMO 3.6 XML payload underneath the report
More data. More files. More sensitive PII (Personally Identifiable Information) per package.
Between now and November 2, the industry has to rebuild that bundle. The default? Zip it, password-protect it, send it. It worked for twenty years. Nobody has to learn anything new. Procurement waves it through.
That call is being made right now, in compliance committees, often without anyone asking the only question that matters:
Is a 1989-era compression utility the right container for a $400,000 mortgage and all its financial data? The FBI, and HHS named ZIP-attached phishing the favorite attack vector against U.S. financial services.

What is the problem with ZIP?
A password-protected ZIP feels like security. Malware, ransomware, and viruses can lie in wait...you know the rest.
Most AMC-to-lender appraisal delivery still happens as a password-protected ZIP file over email. That's the same delivery method behind every major mortgage breach since 2023. Here's the side-by-side.
| Risk Surface / Task | Password-protected ZIP | ![]() |
|---|---|---|
| Sender identity | Spoofable email address | Cryptographic verification |
| Password delivery | Same channel as the file | No shared password — keys never transit |
| Encryption | Often legacy ZipCrypto | Modern end-to-end encryption |
| Malware screening | Bypasses gateway scanning | Recipient-side validation |
| Audit trail | None | Full open / view / forward log |
| Revocation after send | Impossible | Real-time access revocation |
| Compliance reporting | Manual reconstruction | Telemetry / Analytics (coming soon) |
| UAD 3.6 / multi-file delivery | Workflow change required | Native multi-file bundle support |
REAL INCIDENTS. NOT THEORY
Four documented ZIP-based attack campaigns from CISA, the FBI, and threat-intelligence firms.
When CISA, the FBI, HHS, and MS-ISAC issue a joint advisory, it's because the process is actively breaching data sensitive organizations right now.
